The rule says immediately.

One monthly rate per unit covers scheduled preventive maintenance and all reactive service labor across every trade in the community. You pay for parts only. No hourly rate, no trip charge, and no after hours premium, at any hour, on any day of the year.

Temperature in an assisted living community must not fall below 62 degrees during sleeping hours or rise above 85 degrees during the day, and mechanical cooling must be made available in resident areas when the inside temperature exceeds 80 degrees.

Where a power outage or mechanical failure affects the ability to hold that range, the community must take immediate action for resident health and safety, including arranging immediately for a service call.

Rule 111-8-63-.13 further requires that electrical outlets and light fixtures be kept in good working order, and that refrigeration and cooking appliances be installed and maintained in accordance with the manufacturer's recommendations.

Georgia inspects unannounced and year round, not only at renewal. A contractor who answers in four to eight hours is not answering immediately. Runto acknowledges in 15 minutes and arrives in two to four, at any hour.

The rate is set per unit against the licensed unit count of one community. Operators with multiple communities are quoted per community and billed as the sum of the communities, never averaged across them.

Prepay terms do not discount the per unit rate. What they buy is price protection, parts margin, and the exit right below.

Onboarding is the condition inspection and the initial deep service pass that brings the community to a documented baseline. It is quoted after the inspection and it is a one time charge. Restoration work on units already failed or degraded is quoted separately at any term and is not covered by the parts discount.

What the rate covers

Monthly in unit filter service on every resident unit.
Emergency arrival in two to four hours , any hour, any day.

Quarterly coil and condensate deep service.
Unlimited reactive service labor, all five trades.
No after hours premium. A 2 AM call bills the same as a Tuesday.

Every technician, credentialed by name

Senior living communities screen the individual, not the company. Every Runto technician who enters your building carries a background check, current insurance, and immunization records, and is enrolled in your credentialing and badging system by name before the first visit. Our people work resident corridors in uniform, groomed, arriving in marked vehicles, because a technician in your hallway is wearing your reputation in front of residents and their families.

Before the first invoice

Every community begins with a condition inspection. We open and document every in unit system before a rate is issued. Units already in a failed or degraded condition are listed in a written report and quoted separately as restoration work. They are not absorbed into the monthly rate, because a program priced against deferred maintenance is a program that fails in month two. The monthly rate begins once the community is at a documented baseline.

Not included: capital replacement, compressor and chiller replacement, elevator, fire suppression and life safety systems, nurse call and resident monitoring systems, emergency generators, building automation, commercial kitchen hood and refrigeration, roofing, medical equipment, and any work requiring permit or engineered design. These are quoted separately.

The day 90 exit refund

At the end of the first 90 days of service you receive a written report: the completed task log, measured service time per unit, reactive work orders per unit per month broken out by trade, and the documented condition change on every unit. You keep that report whether or not you continue.

If you prepaid a semi annual or annual term and the numbers do not work for you, give written notice within 15 days of that report and Runto refunds the prepaid months that have not been served. Months already served are not refunded, and the refund does not cover parts supplied, onboarding, or restoration work already performed.

This applies to semi annual and annual terms only. Monthly and quarterly terms are not eligible for the day 90 exit refund. Those terms are paid for the period they cover and end on their stated cancel notice.
