Your maintenance team, without the payroll.

One monthly rate covers all service labor across every trade in your community. You pay for parts only. No wages, no benefits, no workers comp, no turnover, and no trade you have to call someone else for.

How a call is counted

The count is the whole contract, so it is written plainly and it does not move.

One call equals one unit, one trade, one dispatch.
Units serviced on the same trip are counted separately.
A return trip for parts counts as a second call.
Unused calls do not roll over to the next month.
Every invoice is itemized by unit number and trade.
Parts billed at time of service. Labor is never billed.

What prepaying gets you

Prepay terms do not discount the monthly rate. What they buy is price protection and parts margin.

Before the first invoice

New properties begin with a 30 day intake period. We walk every unit, log the open work orders, and clear the existing backlog at a flat mobilization fee quoted after the walk. The monthly program and the call allotment begin on day 31, so your included calls are measured against normal demand instead of deferred maintenance. You get the coverage schedule before you sign it, not after a denied claim.

The walk is free. You get a written backlog report and a firm monthly number, whether or not you move forward.
