Every room, every trade, one rate per key.
One monthly rate per key covers scheduled preventive maintenance and all reactive service labor across every trade in the building. You pay for parts only. No hourly rate, no trip charge, and no after hours premium, at any hour, on any day of the year.
Plans
The rate is set per key against the full room count of one property. Multi property portfolios are quoted per property and billed as the sum of the properties, never averaged across them.
What each term gets you
Prepay terms do not discount the per key rate. What they buy is price protection and parts margin, which is what actually moves a maintenance line item across a full fiscal year.
| Term | Billing | Rate lock | Parts discount | Onboarding | Cancel notice |
|---|---|---|---|---|---|
| Monthly | Monthly in advance | None. Rate may change on 30 days notice. | None | Quoted | 30 days |
| Quarterly | 3 months in advance | Rate locked 3 months | None | Quoted | 30 days |
| Semi annual | 6 months in advance | Rate locked 6 months | 10% off all parts | Quoted | 30 days |
| Annual | 12 months in advance | Rate locked 12 months | 10% off all parts | Waived | 60 days |
Onboarding is the condition inspection and the initial deep service pass that brings the building to a documented baseline. It is quoted after the inspection and it is a one time charge. Restoration work on units already failed or degraded is quoted separately at any term and is not covered by the parts discount.
What the rate covers
Before the first invoice
Every property begins with a condition inspection. We open and document every in room unit before a rate is issued. Units already in a failed or degraded condition are listed in a written report and quoted separately as restoration work. They are not absorbed into the monthly rate, because a program priced against deferred maintenance is a program that fails in month two. The monthly rate begins once the building is at a documented baseline.
Not included: capital replacement, compressor and chiller replacement, elevator, fire suppression, building automation, commercial kitchen hood and refrigeration, roofing, and any work requiring permit or engineered design. These are quoted separately.
Let us inspect the property.
The inspection is free. You get a written condition report on every in room unit and a firm per key number.
